Ask most Jacksonville empty nesters where they’re thinking of moving, and you’ll hear the same three or four names. Ponte Vedra. Nocatee. Fleming Island. Maybe San Marco.
You almost never hear Nassau County. And that’s a mistake we’d like to help fix.
Nassau County sits right above Duval. Amelia Island, Fernandina Beach, and the fast-growing town of Yulee are all a short drive from Jacksonville International Airport and offer something the more famous downsizing destinations struggle to match: a slower pace, real coastal charm, and prices that still make sense.
Here’s the breakdown of Nassau’s three downsizing hotspots.
Amelia Island: Coastal Luxury Without the Ponte Vedra Price Tag
Amelia Island is thirteen miles of Atlantic beach, oak-lined streets, and one of the most beautiful historic downtowns in the Southeast. For empty nesters who want beach access and a real sense of place, Amelia delivers in a way few Florida coastal communities do anymore.
Homes on the island range from historic cottages in the district to newer condominiums and single-family homes in gated communities like Amelia Island Plantation and Summer Beach. Downsizers land most often in the $450,000 to $800,000 range for something meaningful, though smaller condos start lower.
Tradeoff to consider: you’re paying a coastal premium, and hurricane insurance in Nassau County can be a real line item. Worth pricing before you fall in love.
Fernandina Beach: Historic, Walkable, and Genuinely Charming
Fernandina Beach is the town on the island’s north end, and it has one of the most walkable, well-preserved historic districts in Florida. Centre Street is lined with local restaurants, independent shops, and the kind of small-town feel that’s almost impossible to find anywhere else in Northeast Florida.
For downsizers who want to walk to dinner, know their neighbors, and live somewhere with real character, Fernandina is hard to beat.
Downsizer price range runs roughly $375,000 to $650,000 for a right-sized home in or near the historic district. Older homes need a careful inspection. Many are gorgeous but require attention.
Yulee and Wildlight: The Del Webb 55+ Play
This is the piece most people miss. Yulee, the mainland side of Nassau County, is home to Wildlight, a master-planned community that includes Del Webb Wildlight, a purpose-built 55+ community with the resort-style amenities Del Webb is known for.
For downsizers who want new construction, single-story layouts, low-maintenance living, and an active-adult community feel, Del Webb Wildlight is one of the strongest options in Northeast Florida, and it’s often overlooked because Yulee doesn’t have the name recognition of Ponte Vedra or Nocatee.
Price points at Del Webb Wildlight typically run $350,000 to $550,000 depending on size and lot. You’re close enough to Amelia Island for a beach day, close enough to Jacksonville for medical and shopping, and paying less than you would for equivalent product in St. Johns County.
Who Nassau County Is Right For
Nassau County is a real fit if you want coastal access without the coastal premium, a slower daily pace, and a genuine sense of community. It’s a less obvious fit if you need to be close to major medical centers or want the density of restaurants and cultural amenities you’d find in Duval or St. Johns.
