The Cascades at World Golf Village is one of the more established 55+ communities in St. Johns County. It is gated, it sits just off I-95 near the World Golf Village, and it has been home to a settled, active neighborhood for years. If you want amenities that are already built and a community that already has its rhythm, it deserves a look.

The Lifestyle

The amenity center is the heart of the community. Listings describe indoor and outdoor pools, a fitness center, tennis and pickleball courts, bocce ball, shuffleboard, billiards, card rooms, an arts and crafts studio, a library, and a ballroom. A dedicated on-site activities director keeps the calendar full, so you can be as social as you like or as quiet as you like.

The Costs

This is where the Cascades stands out. Listings consistently note that there are no CDD fees. HOA dues on recent listings are billed quarterly and cover lawn care and irrigation, along with the gated entry and amenities. Dues can change, so confirm the current amount for any home you are considering.

The Homes

Because the community is established, you are buying resale. Many of the homes we see were built between the mid-2000s and mid-2010s. Recent listings have ranged from the $360s to the mid-$500s, with preserve lots, extended lanais, and dens or flex rooms that work as an office or hobby space. Floor plans are mostly single-story.

Worth Weighing

Resale homes come with systems that have some age on them. Ask about the roof, the HVAC, and the water heater, and budget for updates if the finishes are original. If you want a brand-new home with builder warranties, a new-construction community may suit you better.

The Bottom Line
