When you own your home, things are going to break and, unless you want to spend your money on visits from a neighborhood handyman, you’re going to need to fix them yourself. Luckily, you don’t need an arsenal of tools to handle most home maintenance fixes. These five tools will cover most of your basic projects.

Cordless drill. A cordless drill is a must-have for installing cabinets, drawer pulls, hinges, picture frames, shelves and hooks, and more. Whether it’s for do-it-yourself projects or repairs, you’ll use your cordless drill just about every month.

Drain cleaners. Shower and bathroom sink drains are susceptible to clogs because of the daily buildup of hair and whisker clippings. You can use chemical clog removers like Drano, but they’re expensive and the lingering chemical scent is unpleasant. Instead, buy some plastic drain cleaners that can reach into the drain to pull out the clog of hair and gunk. You can purchase them on Amazon or at a local hardware store for a low price.

Shop-vac. No matter how careful you are, spills and accidents will happen and there are some tasks that just can’t be handled with paper towels or a standard vacuum, like pet messes or broken glass.

Loppers. Even the minimum amount of care for your landscaping will require some loppers to remove damaged branches, vines, thick weeds, and any other unruly plants in your yard.

Flashlight. You’re going to want something a little more powerful than your iPhone flashlight when you’re in the crawlspace!

Don’t Ignore Little Problems Around Your House, Because It Could Impact Your Insurance Coverage (Pay special attention, FL!)

Do you have some loose or missing shingles on your roof? Are your gutters pulling away from the house causing rain to pool at your foundation? Got any annoying leaks in your kitchen or bathroom? Or is there a bit of mold on your bathroom ceiling because of the steam of long hot showers? 

If you have any of these, or other things that need to be fixed around your home, you’re not alone. Homeowners often learn to live with certain problems around their house, promising themselves they’ll get around to it eventually, for any number of reasons, such as:

  • They just don’t have the time to fix things.
  • They don’t have the ability to fix things on their own.
  • They can’t spare the money it’ll take for materials or to pay someone to fix it.
  • It can be difficult to find a contractor who is responsive or willing to deal with smaller jobs.
  • It’s not all that appealing to spend money on things that don’t have a “wow” factor, or give you pleasure, like new kitchen or bathroom renovation.

Unfortunately, ignoring smaller issues around your home can snowball into a bigger problem than you might think. 

Insurance Covers Unexpected Events… Not Ones You Let Happen

According to Simply Insurance, recent statistics show that over 95% of U.S. homeowners have homeowner’s insurance. This is in part due to the fact that it just makes good sense to protect yourself from large catastrophic losses, but it’s also in large part due to the fact that anyone who has a mortgage is likely required to have homeowner’s insurance by their lender. (In fact, if you don’t maintain payments on your own policy, they’ll buy a policy of their choice and make you pay for it… and it’s usually more expensive than one you would have gotten on your own.)

So, while you might be aware that the longer you ignore problems with your house the more damage can be done, you might be comfortable taking that risk, since you most likely have insurance. Some people might even think that putting it off until it gets even worse and causes major damage could work to their advantage, thinking they can just file an insurance claim and get the work paid for that way! 

While it might be appealing to get your money’s worth from your homeowner’s policy, it could easily backfire and cost you more than just taking care of issues before they get worse. Kiplinger recently published an article about how delaying repairs can actually put your homeowner’s insurance policy at risk. Within the article, Beth Riczko, president of Nationwide’s P&C Personal Lines was interviewed and said:

“As a homeowner, it’s important to protect your property from further damage when there is a known issue. When a claim is filed, there are many factors reviewed during the investigation that may impact whether the claim is covered, including if the insured followed policy conditions. For example, when shingles are damaged on a roof and aren’t repaired causing interior damage, there could be coverage impacts.”

In other words, not only will your insurance not cover the loose roof shingles the homeowner ignored for some time, they won’t cover the damage done to the inside of the house because of it! So the homeowner now has to pay for the roof and all of the interior damage. On top of that, now that the insurance company is aware of the issue, they may demand that you fix the problems immediately, or threaten to cancel your coverage.

So if you notice that work needs to be done around your house, and it’s something your insurance company or their adjuster could reasonably expect that you would have noticed and ignored, you ought to take care of the issue before it becomes a bigger problem. Here are a few tips on how to fix any issues you come across:

  • If you’re handy, roll up your sleeves and get it done. No matter how busy you are, carve out some time as soon as you become aware of an issue.
  • Not handy? Perhaps it’s easier than you think to become handy! Check out some how-to videos on YouTube; you’ll be amazed at how easily some things can be fixed with a little know-how you can find for free online.
  • Find a contractor or “handyman” you can rely on in your area. Ask friends for recommendations, or look at local forums on social media to find posts about who people recommended and hired in the area. It’s not only a good way to find out who you can trust to do good work, but also to hear from other people about how their pricing is.
  • Reach out to your favorite real estate agent. He or she can be an incredible source of information on who to hire, and might even have some insights into how to add some pizzazz or value to your home when getting the work done.

The Takeaway:

If you have some minor issues around your house that you’ve been ignoring, make sure to address them as soon as possible. Otherwise, your homeowner’s insurance may not cover any bigger damage that is caused due to you not fixing the smaller issues over time.

With the rise of sustainability and “locavore” movements, farmers’ markets are growing in popularity almost everywhere you look. Farmers’ markets are a great way to lay hands on some of the freshest fruits and vegetables while supporting farmers and their families right in your community.

Though you might not be aware of it, there’s probably a farmers’ market near you. A good place to start is the Local Harvest website (http://www.localharvest.org/) which can help you find a variety of markets in the U.S.

If you’ve never shopped a farmers’ market before, don’t be intimidated! Below are some helpful tips to make your experience fun, affordable, and convenient:

1. Be sure to bring small cash bills (and change, if you have it). Typically ATM/Debit cards are not accepted. Payment is usually handled at farmers’ stands, not through a check-out line.

2. Having your hands free is a big plus, so consider carrying a fanny pack for securely storing your money. (Prevents you from having to put your wallet down… a big reason wallets get lost!)

3. Old strollers can make for handy shopping carts, plus they fold up nicely for transport to/from the market. Don’t forget any reusable bags you may have at home, too!

4. Don’t haggle for small lots of fruits and veggies. Looking to buy a big box? Then you might suggest a deal.

5. Some of the best tasting fruit may not look waxy and “supermarket fresh.” Don’t let this deter you. Often quality fruit from the farm is never shipped to supermarkets because it’s fragile. Handle gently, and don’t be afraid of minor cosmetic flaws.

6.If you want to ask farmers lots of questions, try to time your visit for very early when the market isn’t slammed.

7. Remember that fresh means seasonal! Go with an open mind, not a “must have” list. Part of the pleasure is discovering what’s at its peak and getting creative with ingredients.

Before you leave town, we thought you might be interested in a few precautionary safety tips to keep your home and your possessions safe while you’re gone. Often in the run-up to a vacation, people neglect to take simple steps to protect themselves from becoming a victim of theft or vandalism.

You’ve probably covered your bases, but just in case, here are 10 basic precautions you can take:

1. Have someone collect your mail and newspaper daily.

2. Leave shades and blinds in normal positions.

3. Put at least two lights and a radio on automatic timers.

4. Have someone leave trash at your curb on garbage collection day.

5. Have someone park a car in your driveway occasionally. If you leave your car outside, arrange to have it moved every so often.

6. Leave a key with a trusted neighbor in case of an emergency. Let the neighbor know where you are going and when you are expect to return, also leave them a way to get in contact with you in case of an emergency.

7. Lock all windows and doors before you go. Do not forget to double-check basement and garage doors.

8. On extended trips have someone to maintain your landscaping, (grass mowed, leaves raked, etc.)

9. Consider turning off your home’s water main to prevent damage from a burst pipe.

10. Be careful how much you check-in on social media while on vacation. If your privacy settings are incorrect you might reveal to strangers your home is vacant!

We often work with clients who find themselves outgrowing their home. Sometimes these are couples who have welcomed their first child into the world, and other times it’s the simple accumulation of “stuff” over time which has crowded their house.

While we’re always glad to help homeowners make the “upgrade” to a bigger home (and now is a pretty good time to buy a lot of house for comparatively little money), we’re also interested in helping them make the most of the home they have today. Given the amount of time we spend in our homes, it makes sense to work towards a clutter-free, organized, peaceful environment.

Sometimes we work with clients who find the things they own have ended up “owning them.” What we own and what we actually use are often very different, and what we don’t use can take up a lot of space. Have you ever calculated the usable square footage an abandoned treadmill or stationary bike takes up in a spare room or garage?

Recently, we came across a very interesting guide to help clients and friends “unclutter” their lives. Written by Dinah Sanders, Discardia: More Life, Less Stuff is a handy way to approach the problem of a packed house (and the stresses associated it). From a review of the Discardia:

Hosting House Guests Like a Pro

Hosting out of town guests soon? Going the extra mile when hosting out-of-town guests can be both affordable and reflect the charms of your town. Here are some handy tips I like to share with clients who have friends staying in the wonderful Jacksonville area.

For the guest room:

• Clear out a nice space for your guests items. Even a section of a closet or a dedicated set of shelves / drawers will help them feel welcome.

• Fresh flowers are a great way to make an average guest room seem like a little dose of “B&B” treatment.

• Provide local information on the nightstand; local maps, history, and points of interest are great ideas.

On arrival:

• Giving guests a spare set of keys and showing them how to use the alarm (if you have one) is a great way to make sure they can come and go as they please.

• People are often starving after a long day on the road! Have some food available as soon as your friends arrive.

• Let them know “what’s mine is yours” right away. Books, blankets, whatever they need. Don’t assume they’ll ask or feel comfortable with your possessions.

While they’re staying:

• Take them food shopping at a local specialty store. If they like to cook, plan to make a meal together. It can be intimate, relaxing, and affordable.

• Go beyond the tourist destinations! Show them “how locals do.”

• If they drink, offering a little “wind me down” cocktail at night is nice.

• If it doesn’t break the bank, find small, local souvenir you can send them home with.
