The chaos of moving day is a prime time to forget or misplace essential items. When you’re preparing for the big move to your new home in Jacksonville or anywhere in Florida, the following items are some of the most commonly overlooked, and they can cause major headaches when you arrive without them. For example, nothing ruins that first exciting night like realizing your garage door opener is still at the old house or your spare keys are buried in a box somewhere.

Moving day brings excitement and stress, but the rush often leads to forgetting critical items that seem minor until you need them urgently. These oversights happen because people focus on big furniture and boxes, overlooking small valuables, access tools, or everyday essentials tucked away. In Florida’s humid climate, forgetting things like medical records or chargers can complicate settling in quickly. Planning ahead with a dedicated “essentials” bag or final walkthrough checklist prevents these common pitfalls and ensures a smoother transition to your new home.

Jewelry, watches, and small valuables. These small, expensive, and often irreplaceable items are easy to misplace amid the chaos. For safety, keep them in a safe deposit box, carry them personally in a secure pouch, or leave them with trustworthy friends or relatives on moving day. Many Jacksonville families regret leaving heirloom pieces behind in a drawer that gets overlooked.

Garage door opener. The old one won’t work at your new house, so be sure to leave it for the new owners. At the same time, confirm the previous owners of your new home hand over theirs. Forgetting this can mean struggling to park in the garage on arrival, especially after a long Florida drive.

Spare keys. Leave sets to your old house with the new owners, but don’t forget to bring all sets to the new house. There’s nothing more frustrating than pulling up to your dream home only to realize you’re locked out, forcing a call to a locksmith on moving day.

Old address books. Yes, we all rely on smartphones now, but many families still keep a well-worn physical phone book tucked in a drawer or spice cabinet. These contain irreplaceable contacts, emergency numbers, and personal notes that feel like family heirlooms. Don’t leave them behind in the rush.

Unfinished errands. Check for clothes at the dry cleaner, books due at the library, or outstanding video game and DVD rentals. Handling these from miles away, perhaps after settling in a new Jacksonville neighborhood, can be a real hassle and add unexpected fees or trips back.

Medical records. While much is digital these days, don’t misplace your personal copies, including dental records, vaccination proofs, and prescription details. These can get buried at the bottom of a hastily packed box. Having them handy avoids delays when setting up new doctors in your new area.

Moving into a new home is an exciting time, and you’re probably daydreaming about decor and paint schemes and new furniture. But before you get into the fun stuff, there are some basics you should cover first.

Change the locks

Even if you’re promised that new locks have been installed in your home, you can never be too careful. It’s worth the money to have the peace of mind that comes with knowing that no one else has the keys to your home. Changing the locks can be a DIY project, or you can call in a locksmith for a little extra money.

Steam clean the carpets

It’s good to get a fresh start with your floors before you start decorating. The previous owners may have had pets, young children, or just some plain old clumsiness. Take the time to steam clean the carpets so that your floors are free of stains and allergens. It’s pretty easy and affordable to rent a steam cleaner—your local grocery store may have them available.

Call an exterminator

Prior to move-in, you probably haven’t spent enough time in the house to get a view of any pests that may be lurking. Call an exterminator to take care of any mice, insects, and other critters that may be hiding in your home.

Clean out the kitchen

If the previous occupants wanted to skip on some of their cleaning duties when they moved out, the kitchen is where they probably cut corners. Wipe down the inside of cabinets, clean out the refrigerator, clean the oven, and clean in the nooks and crannies underneath the appliances.

It’s common sense to have a garage sale before your big move. There’s no reason to pay movers to load boxes of items you can do without. Plus, who needs the clutter in their new home?

But have you ever considered a garage sale after you’ve moved into your new house?

It’s actually a great idea for a number of reasons:

Why did I save this stuff? When you unpack items in you new home, you’re likely to come across a lot of stuff you find you can live without. What seemed essential in the old place just loses its luster in your new space.

But I thought this love seat would fit in here! Despite our best plans, old furniture can turn out to be a poor fit in new spaces. You don’t necessarily have to live with the mistake. Prep it for sale.

Who are these people, anyway? A garage sale will bring out the neighbors. Despite the bargain seeking and good-natured haggling, garage sales are great low-pressure social situations. People are free to browse without the pressure of making conversation. Small talk arises more naturally. People can come and go without obligation.

Who just bought this place, anyway? It’s an opportunity to be a good neighbor. Put out some snacks and drinks. Be easy about your prices and even throw in a few things for free if someone’s buying. Use the event as an ice breaker rather than a profit maker. A lot of first impressions can be made here… why not make good ones?

If you’ve still got stuff to bring to the curb, put the post-move garage sale on your to-do list for the move.

Did you know de-cluttering is also one of the key steps to prepare a home for sale? We have lots of tips if you’re considering listing soon. Please get in touch! Kevin and Jennifer Hanley, REALTORs 904-515-2479 HanleyHomeTeam.com

Title: “Selling Your Home vs. Canceling Your Gym Membership: The Ultimate Fitness Hack”

It sounded like a good idea in January; but, hey, it’s March! Are you starting to feel like the weight of that monthly fee is dragging you down more than any treadmill could? Fear not, dear future seller, for we present to you the ultimate fitness hack: sell your home and move instead!

Yes, you heard that right. Why bother with canceling your gym membership when you can take drastic measures and sell your house? You are just a rule follower, after-all, the membership rules clearly state that if you move more than a certain number of miles away, you can cancel! Here are some other compelling reasons why this might just be the breakthrough you’ve been looking for:

  1. Instant Exercise: Say goodbye to the hassle of commuting to the gym. With your home sold, you’ll be on the move from day one. Packing boxes, lifting furniture, and cleaning every nook and cranny of your soon-to-be former abode will give you a full-body workout that even the most intense spin class can’t match.
  2. Financial Fitness: Let’s face it, that gym membership isn’t doing wonders for your bank account. Instead of shelling out cash each month for a service you barely use, why not put that money towards something more worthwhile, like a down payment on a new home? It’s like investing in your future fitness!
  3. Outdoor Adventures: Selling your home opens up a world of outdoor exercise opportunities. From exploring new neighborhoods on foot to gardening in your new backyard, the great outdoors becomes your personal gymnasium. Who needs a treadmill when you have the open road?
  4. Social Sweat Sessions: Moving is a great way to meet new people, and what better way to bond than over some heavy lifting? Invite your friends to help you move, and turn the experience into a group workout session. Who knows, you might even inspire them to sell their homes too!
  5. Embrace Minimalism: Downsizing your living space means less room for unnecessary clutter, including that dusty old exercise bike that’s been gathering cobwebs in the corner. Sell it along with your home and embrace the minimalist lifestyle. Who needs fancy gym equipment when you have bodyweight exercises and a can-do attitude?

Give us a call and grab your moving boxes, lace up your sneakers, and get ready to sweat your way to a healthier, happier you! Kevin and Jennifer Hanley, REALTORS (not yoga instructors) 904-515-2479 HanleyHomeTeam.com

You bought a new home. You’ve packed up all your things. Moving day is quickly approaching.
If you want that moving day to go as smoothly as possible, there are a few things you’ll want to buy ahead of time to have on hand.

So what, exactly, are those things? A recent article from realtor.com outlined essential items you’ll want to purchase before moving day, including:

  • Water and snacks. Moving can be a physically demanding process, and the last thing you’re going to want to do is make a midday grocery run. Instead, make sure to buy plenty of healthy snacks and bottled water, and make sure they’re easily accessible for yourself and anyone helping you move (whether that’s friends and family or professional movers) throughout the day.
  • Cleaning supplies. Whether you sold your current home or are moving out of a rental, you want to ensure you leave a clean space behind. Make sure to purchase any supplies you need to clean your home after you move your things out — like disinfectant wipes, kitchen cleaner, and wood cleaner — well ahead of moving day.
  • A boxcutter. Unpacking boxes is the first order of business when you arrive at your new place. But without the right tools, opening all those boxes can feel like a chore, so make sure that you have a boxcutter on hand for moving day.

Planning a Move? Here Are Some Tips to Know

Moving into a new home is exciting. But it can also be stressful and expensive if you don’t know what you’re doing.

So what, exactly, do you need to know to make your move as fast, easy, and affordable as possible?

A recent article from realtor.com unpacked (pun intended!) some tips for a successful move, including:

  • Avoid moving on a Friday. Friday is a popular day to move; when people move on a Friday, it gives them the weekend to unpack. But because Friday is such a popular day to move, it’s also an expensive day to move—according to the article, moving costs can be 20 to 30 percent higher on Fridays. If you want to save money on your move, consider moving on a less popular day.
  • Use colored markers to label your boxes. Can you label all your moving boxes with a standard black marker? Of course. But if you want to make the moving and unpacking process easier and less stressful, consider color coding your boxes (for example, boxes with red writing go in the kitchen, boxes with blue writing go in the bathroom, etc.) This can make it easier for movers to immediately identify where to put each box—which will make finding and unpacking your belongings a lot easier.
  • Have everything packed up before moving day. Many people wait until moving day to pack up certain items, like bedding and personal items. But that can lead to unnecessary stress on moving day, and can make it easy for things to get lost in the shuffle. It can also make the process take longer, which can drive up costs. Instead, pack up the items you’ll need for the last night in your home (like pajamas, medication, or toiletries) in a suitcase; that way, they’re packed and ready to go when the movers arrive.

Are you ready to move? Let’s get you started packing! Kevin and Jennifer Hanley, REALTORs The Hanley Home Team of Keller Williams Realty Atlantic Partners Southside 904-515-2479 HanleyHomeTeam.com

Upsizing your home

Unfortunately, our homes don’t always grow with us. What may have initially worked fine for a single person, a young couple’s starter home, or a family with a newborn can quickly become too small as families expand and multiple generations live under one roof.

Remodeling and adding to your home is one option for creating more space, but it can be costly, and the size of your property may be prohibitive. That’s when moving to a bigger home becomes the best solution.

WHERE DO YOU NEED MORE SPACE?

The first thought when upsizing your home is to simply consider square footage, bedrooms, and bathrooms. But it’s important to take a more critical approach to how your space will actually be used. If you have younger children (or possibly more on the way), then focusing on bedrooms and bathrooms makes sense. But if your children are closer to heading off to college or starting their own families, it may be better to prioritize group spaces like the kitchen, dining room, living room, and outdoor space—it’ll pay off during the holidays or summer vacations, when everyone is coming to visit for big gatherings.

MOVING OUTWARD

If you need more space, but don’t necessarily want a more expensive home, you can probably get a lot more house for your money if you move a little further from a city center. While the walkability and short commutes of a dense neighborhood or condo are hard to leave beyond, your lifestyle—and preferences for hosting Thanksgiving, barbecues, and birthdays—might mean that a spacious home in the suburbs makes the most sense. It’s your best option for upsizing while avoiding a heftier price tag.

Protecting Your Valuables During a Move

moving, moving tips, protecting valuables, real estate

Moving isn’t cheap. And really, it shouldn’t be. If it is, you might find out how expensive it can get when all of your valuable possessions have been destroyed in the move! Whether you’re hiring a company to help you relocate, or you’re planning a DIY (Do It Yourself) adventure, keep these handy tips in your pocket to protect your goods.

Use the right-sized boxes. Small boxes are ideal for heavy, dense objects (see: books), while larger ones are preferable for lighter items such as pillows and comforters. A large, heavy box is more likely to split or crush other items, so keep an eye on each boxes’ size-to-weight ratio.

Fill until it’s still. If a box is rattling around, you’re risking damage. Fill in the empty space with towels, padding, or other cushioning items to isolate the valuable contents from stop/start or shaking motions.

Pad and side-load dishes. Place bubble wrap or packing paper between dishes and wrap bundles of four or more with extra padding. Be sure to pack dishes on their sides, not flat. This will mitigate the hazard of shattering from accidental side impact! Padding in the bottom and top of the box will provide an additional layer of insurance, too.

Don’t flatten out your flat-screen. Spend the money on a special packing box for your flat-screen LCD and/or plasma TV. Having the original shipping box is best, but an aftermarket die-cut, foam-supported kit will save you the hundreds (if not $1000+) in replacement costs. (Also: Don’t lay the TV flat or stack any boxes on top.)

Tape in the reinforcements. Taping all the way around the top and bottom edges will provide additional support to the areas where most of the load is distributed.

Keep tiny things with big value to yourself. Anything that’s small and irreplaceable should be set aside and kept with you during the move. This might be your grandmother’s heirloom necklace, vital financial/legal documents, or special family photo collections.

We want all of the items that make a house a home to get there in one piece. Hopefully these tips will help that happen. Need an agent to help you find that perfect home for your valuables?
