WaterSong at RiverTown and Del Webb Nocatee are two of the most-asked-about 55+ communities we hear from downsizing clients, and it makes sense why. Both sit in fast-growing pockets of St. Johns County, both offer resort-style amenities, and both attract people coming from the same kind of longtime, larger home. But they are not interchangeable, and the differences matter depending on what you are looking for.
Location and Setting
WaterSong sits within the larger RiverTown master-planned community along the St. Johns River in St. Johns County, giving residents river access and walking trails as part of the broader neighborhood. Del Webb Nocatee is part of the Nocatee master-planned community closer to the coast, putting residents within a short drive of the beach and Nocatee’s extensive network of parks and splash pads shared with the wider community.
Amenities
Both communities offer the amenities buyers expect from an active adult neighborhood: a clubhouse, fitness center, pool, and organized social calendar. WaterSong leans into its riverfront setting with kayak and canoe launches. Del Webb Nocatee’s amenity center tends to be larger in scale, reflecting Del Webb’s national brand of resort-style clubhouses, and residents can also access some of Nocatee’s community-wide amenities beyond the gated Del Webb section.
Home Styles and Price Range
Both communities offer single-story floor plans designed for low-maintenance living, generally ranging from compact villas to larger detached homes. Pricing in both communities shifts with the broader St. Johns County market, so current pricing is best confirmed with active listings rather than general figures, which can go stale quickly in this area.
Proximity to Everyday Needs
Del Webb Nocatee benefits from Nocatee’s mature commercial development, with grocery stores, medical offices, and restaurants well established nearby. WaterSong and RiverTown are in a still-developing corridor, meaning more new construction and growth, but with some commercial amenities still catching up to the pace of residential growth.
HOA and Community Fees
Both communities carry HOA fees that fund the amenities and maintenance, and both may include CDD, or Community Development District, assessments common to master-planned communities in this part of Florida. These fees vary and change over time, so always ask for the current HOA and CDD figures on a specific home you are considering rather than relying on a general number.
Which One Fits You
If waterfront access and a quieter, still-growing setting appeal to you, WaterSong is worth a closer look. If you want the established convenience of Nocatee’s shops and services alongside a large-scale Del Webb amenity center, that community may fit better. Visiting both in person, ideally more than once and at different times of day, tends to make the decision much clearer than any comparison written on a page.
