Ask most Jacksonville-area empty nesters about active-adult living, and you’ll hear the same one or two Del Webb names come up. Most people are surprised to find out how many there actually are.

Del Webb, built by Pulte Homes, currently has five active-adult communities in and around Jacksonville, spread across Duval, St. Johns, and Nassau Counties. They range from the most established community in the area to brand-new construction still filling in. Same builder, same quality standard, very different daily lives.

Here is the breakdown of all five.

Del Webb Sweetwater (Duval County)

Sweetwater is the oldest and most established Del Webb in Northeast Florida. For downsizers who care about a mature, settled community with a full social calendar already humming, Sweetwater stands out.

Who it fits: buyers who want the Del Webb experience without waiting for it. The amenities are built, the neighborhood is complete, and you can move in on Friday and be in a pickleball league by Tuesday.

Tradeoff to consider: because it’s established, you’re buying resale rather than new construction. Inventory can be tight and turnover moves fast.

Del Webb eTown (Duval County)

eTown is the newer Duval option, part of the larger eTown master-planned area in Jacksonville. Newer construction, newer amenities, and close to the shopping and dining that eTown as a whole is building out.

Who it fits: buyers who want to stay in Duval County, want new construction, and want to be part of a growing area rather than an already-finished one.

Tradeoff to consider: some of the surrounding retail and amenities are still coming online. If you love the feel of a fully-built community, this one is still finding its full shape.

Del Webb St. Johns (St. Johns County)

The St. Johns County Del Webb offering, along the St. Johns River. Established enough to have a real community feel, with the St. Johns County address that means a lot to many buyers.

Who it fits: buyers who want the St. Johns County identity, the river, and a Del Webb community that is beyond its early years.

Tradeoff to consider: St. Johns County pricing has moved up over time, and inventory can be limited depending on the season.

Del Webb at Nocatee (St. Johns County)

Del Webb at Nocatee sits inside the enormously popular Nocatee master-planned community. That means you get the 55-plus Del Webb section, but you also have access to everything Nocatee offers: the Splash Water Park, the Town Center, the trails, the pickleball.

Who it fits: buyers who want active-adult living inside a bigger, buzzier environment. If you want your quiet 55-plus street but also want the energy of a larger master-planned community around you, this is it.

Tradeoff to consider: Nocatee overall is family-heavy and busy, and the combined HOA and CDD costs at Nocatee add up. Worth pricing carefully.

Del Webb Wildlight (Nassau County)

The newest of the five, sitting inside the Wildlight master-planned community in Yulee. Single-story new construction, all the Del Webb amenities, and Nassau County pricing that is often meaningfully more accessible than the two St. Johns options for comparable product.

Who it fits: buyers who want new construction, want value, and don’t need to be in St. Johns County. You’re close to Amelia Island for a beach day and close to Jacksonville for medical and shopping.

Tradeoff to consider: Yulee is still growing, and some of the retail and medical convenience you would take for granted in Ponte Vedra or Nocatee is either newer or still on the way.

How to Choose

If established and settled matters most, Sweetwater.

If new construction in Duval matters most, eTown.

If St. Johns County and river living matter most, Del Webb St. Johns.

If active-adult living inside a bigger master-planned community matters most, Del Webb at Nocatee.

If value and new construction matter most, Del Webb Wildlight.

There is no wrong answer among the five. All are well-built Pulte communities with the Del Webb amenity model. The right one depends on what you want your daily life to actually feel like.

If you’ve spent any time looking for a single-story home in the Jacksonville area, you already know the frustration. You scroll through listings, click on something that looks perfect, and then find out it’s a two-story with an owner’s suite downstairs. Not the same thing.

For downsizers and empty nesters, single-story living is not a luxury. It is a plan. It is thinking about the next twenty or thirty years, not the next two. It is protecting your knees, your balance, and your independence.

The good news is that single-story homes do exist across Northeast Florida in real numbers. You just need to know where to look.

Why the Search Feels So Hard

Most of the newer construction across Jacksonville over the last twenty years has been two-story. Builders can put more square footage on a smaller lot, which is more profitable, and family buyers have driven most of the demand. That leaves single-story inventory concentrated in specific places rather than sprinkled everywhere.

If you are searching one neighborhood at a time, you will feel like there is nothing out there. If you know which communities are actually built for single-story living, the picture changes.

Where Single-Story Homes Are Genuinely Available

Active-adult 55-plus communities are the most reliable source. Del Webb Sweetwater, Del Webb eTown, Del Webb St. Johns, Del Webb at Nocatee, and Del Webb Wildlight are all built around single-story floor plans by design. If you qualify for 55-plus, this is the fastest path to a home that will still work for you at 75.

Master-planned communities with dedicated single-story sections are the next best source. Nocatee has single-story options in several of its villages, not only in Del Webb. RiverTown, Silverleaf, and Wildlight all include single-story product depending on the section and the builder.

Established Duval neighborhoods with older ranch-style homes are the third source, and often the most overlooked. Mandarin, Deercreek, Deerwood, and parts of the Southside have real inventory of well-built ranch homes from the 1970s, 80s, and 90s that were built single-story from the start. These homes need a careful inspection because they are older, but many are structurally excellent and priced well.

Newer patio home and villa communities are worth knowing about too. Terra Costa is a good example of new patio home product designed for right-sizers who want low-maintenance, single-story living without stepping into a 55-plus community. Several other builders across Northeast Florida offer similar attached and detached villa options.

What to Watch Out For

Not every single-story home is truly downsizer-friendly. Watch for step-downs into sunken living rooms, tall thresholds, narrow doorways, and bathrooms that were not designed with future accessibility in mind. A single-story that fights you every day is not the answer.

The best single-story homes for this stage of life have zero-step or single-step entries, wide hallways, curbless or low-threshold showers in at least one bathroom, and a primary suite that flows without turns. You do not need to buy a home built for wheelchairs. You do want a home that will still work if life changes.

Ask a Jacksonville empty nester what part of downsizing scares them most, and it is almost never the financial side. It is not the market timing. It is not even finding the next home.

It is the stuff.

Thirty years of raising a family in the same house means thirty years of accumulation. The kids’ art projects. The good china you used twice a year. The garage that started as a garage and became a museum. Every drawer, every closet, every corner holding a small decision you have been putting off.

When we sit with customers thinking about downsizing, the stuff is what makes them pause. It is what makes them say “maybe next year.” And we understand it. This part is genuinely hard.

So here is the guidance we give the families we work with, drawn from watching more than a thousand of them go through this.

Start Way Earlier Than You Think You Need To

The single biggest mistake we see is waiting until the house is under contract to start sorting. That is a recipe for stress, rushed decisions, and things ending up in the moving truck that should have been let go months ago.

Start the sorting the moment downsizing becomes a real conversation, even if the move is a year or two away. You are not committing to anything by clearing out one closet. You are giving yourself the gift of time.

The Four Piles Rule

When you are sorting a room or a closet, keep it simple. Every item goes into one of four piles.

Keep. Items that will move with you to the next home. Be honest about the next home’s actual size.

Give. Items that go to family members, friends, or specific people who would love them. Text your daughter a picture of the china cabinet before you assume she wants it.

Donate. Items in good shape that would help someone else. Local charities, church groups, and organizations serving families in transition all take furniture, kitchenware, and household goods.

Toss. Broken, stained, or beyond-useful items. This pile is usually bigger than people expect once they give themselves permission.

The rule that unlocks progress: no fifth pile. No “I’ll decide later” box. Deciding later is what got you here.

One Room at a Time

Do not try to declutter the whole house at once. Pick one room. Finish it. Then move to the next.

The order that works best for most of our customers: start with the least emotional rooms first. Garage. Guest bathroom. Laundry room. These are where you build momentum without hitting the emotional weight. Save the family room, the bedrooms, and the attic for later, when you have practice and confidence.

The Emotional Reality Nobody Warns You About

You are going to open a box and find your child’s third-grade handwriting on a birthday card, and you are going to sit on the floor and cry. This is normal. This is not a sign that you should not be downsizing.

Give yourself permission for this to be hard. Take breaks. Do it with your spouse, or with an adult child, or with a friend who can hand you tissues and also hand you the trash bag. This part is not efficient, and it does not need to be.

What we tell customers: the point of downsizing is not to erase this chapter. It is to carry the meaningful pieces forward and let go of the weight of the rest.

Bring in Someone You Trust for the Hard Decisions

Some items are not really about the item. They are about the person who gave it to you, the moment it marks, or the life it represents. Those decisions are harder to make alone.

This is where an adult child, a sibling, a trusted friend, or someone who knows your family history can be genuinely valuable. Not to make the decision for you, but to sit with you while you make it. To say “Mom, tell me the story of this before you decide.” To help you separate the meaning from the object, so you can carry the meaning forward without needing to keep every physical thing.

For family heirlooms especially, this conversation matters. The piece of jewelry you thought your daughter did not want may turn out to be the one thing she has been hoping you would offer. And the dining set you assumed would go to your son may not fit his life at all. You will not know until you ask.

Invite them in early. Do it while the decisions are still yours to make, calmly and on your own timeline.

When to Call in Help
