Clay County, anchored by Fleming Island, Oakleaf, and Green Cove Springs, tends to feel quieter and more suburban, with a slower pace and generally more affordable housing stock.

Cost of Living

Clay County generally offers a lower cost of entry into homeownership compared to the coastal and Nocatee-area sections of St. Johns County, where high demand has pushed prices upward over the past several years. That said, both counties have significant price variation neighborhood by neighborhood, so a general county comparison only tells part of the story.

Access to Healthcare

This matters more as we age, and it is worth researching specifically rather than assuming. St. Johns County has seen significant medical facility growth in recent years alongside its residential growth. Clay County residents often rely on a mix of local providers and facilities in neighboring Duval County, so proximity to Jacksonville’s larger hospital systems is worth factoring in if that matters to you.

55+ and Active Adult Options

St. Johns County has the higher concentration of dedicated 55+ communities in our area, including Del Webb Ponte Vedra, Del Webb Nocatee, and WaterSong at RiverTown. Clay County has fewer age-restricted communities specifically, but offers more low-maintenance and single-story housing options within its broader neighborhoods for those who are not necessarily looking for an age-restricted setting.

Distance to Water and Beaches

St. Johns County has the clear advantage here, with direct beach access along its coastline. Clay County is more inland, though it does offer lake and river access, including along the St. Johns River corridor near Fleming Island and Green Cove Springs.
