55+ community clubhouse with HOA documents

An HOA in a 55+ community shapes your day-to-day life more than most buyers expect going in. Before you fall for a clubhouse or a floor plan, it is worth digging into the HOA itself, since that is what you are actually signing up to live under long term. Here is what we tell our customers to check before writing an offer.

Request the Full HOA Document Package

This includes the covenants, conditions, and restrictions, known as the CC&Rs, the current budget, the reserve study, and recent board meeting minutes. Florida law requires sellers to provide these during a real estate transaction, and reading them, even the less exciting parts like the budget and reserves, tells you far more than a sales brochure ever will.

Check the Reserve Fund, Not Just the Monthly Fee

A low HOA fee can be a red flag rather than a bonus if the reserve fund is underfunded relative to what a reserve study says the community actually needs for future roof, road, or amenity repairs. An underfunded reserve often means a special assessment, an unexpected lump-sum bill to all owners, is more likely down the road. Ask directly what percentage funded the current reserves are.

Understand What the Fee Actually Covers

Some HOA fees include lawn care, exterior maintenance, and cable or internet. Others cover only common areas and amenities, leaving you responsible for everything on your own lot. Two communities with similar-looking fees can mean very different out-of-pocket costs once you add up what is and is not included.

Ask About Special Assessment History

Has this community levied a special assessment in the last five years? If so, what was it for, and is another one anticipated? A community with a pattern of frequent special assessments may signal ongoing underfunding, while a single, well-explained assessment for a major infrastructure project is a different and more normal situation.

Review the Rules, Not Just the Amenities

Rules on things like guest stay limits, pet policies, exterior modifications, and parking vary significantly between communities. What feels like a minor rule on paper can become a daily frustration if it conflicts with how you actually want to live. Read the rules before you fall in love with the pool.

Talk to Current Residents

Sales staff and marketing materials show you the best version of a community. Current residents, especially those who have lived there through a few years and a board election or two, tend to give you the most honest picture of how well the HOA is actually managed day to day.

How We Help

We routinely pull HOA documents for customers considering 55+ communities and can help you spot red flags in the paperwork before you are emotionally attached to a specific home.
