Ask most Jacksonville-area empty nesters about active-adult living, and you’ll hear the same one or two Del Webb names come up. Most people are surprised to find out how many there actually are.

Del Webb, built by Pulte Homes, currently has five active-adult communities in and around Jacksonville, spread across Duval, St. Johns, and Nassau Counties. They range from the most established community in the area to brand-new construction still filling in. Same builder, same quality standard, very different daily lives.

Here is the breakdown of all five.

Del Webb Sweetwater (Duval County)

Sweetwater is the oldest and most established Del Webb in Northeast Florida. For downsizers who care about a mature, settled community with a full social calendar already humming, Sweetwater stands out.

Who it fits: buyers who want the Del Webb experience without waiting for it. The amenities are built, the neighborhood is complete, and you can move in on Friday and be in a pickleball league by Tuesday.

Tradeoff to consider: because it’s established, you’re buying resale rather than new construction. Inventory can be tight and turnover moves fast.

Del Webb eTown (Duval County)

eTown is the newer Duval option, part of the larger eTown master-planned area in Jacksonville. Newer construction, newer amenities, and close to the shopping and dining that eTown as a whole is building out.

Who it fits: buyers who want to stay in Duval County, want new construction, and want to be part of a growing area rather than an already-finished one.

Tradeoff to consider: some of the surrounding retail and amenities are still coming online. If you love the feel of a fully-built community, this one is still finding its full shape.

Del Webb St. Johns (St. Johns County)

The St. Johns County Del Webb offering, along the St. Johns River. Established enough to have a real community feel, with the St. Johns County address that means a lot to many buyers.

Who it fits: buyers who want the St. Johns County identity, the river, and a Del Webb community that is beyond its early years.

Tradeoff to consider: St. Johns County pricing has moved up over time, and inventory can be limited depending on the season.

Del Webb at Nocatee (St. Johns County)

Del Webb at Nocatee sits inside the enormously popular Nocatee master-planned community. That means you get the 55-plus Del Webb section, but you also have access to everything Nocatee offers: the Splash Water Park, the Town Center, the trails, the pickleball.

Who it fits: buyers who want active-adult living inside a bigger, buzzier environment. If you want your quiet 55-plus street but also want the energy of a larger master-planned community around you, this is it.

Tradeoff to consider: Nocatee overall is family-heavy and busy, and the combined HOA and CDD costs at Nocatee add up. Worth pricing carefully.

Del Webb Wildlight (Nassau County)

The newest of the five, sitting inside the Wildlight master-planned community in Yulee. Single-story new construction, all the Del Webb amenities, and Nassau County pricing that is often meaningfully more accessible than the two St. Johns options for comparable product.

Who it fits: buyers who want new construction, want value, and don’t need to be in St. Johns County. You’re close to Amelia Island for a beach day and close to Jacksonville for medical and shopping.

Tradeoff to consider: Yulee is still growing, and some of the retail and medical convenience you would take for granted in Ponte Vedra or Nocatee is either newer or still on the way.

How to Choose

If established and settled matters most, Sweetwater.

If new construction in Duval matters most, eTown.

If St. Johns County and river living matter most, Del Webb St. Johns.

If active-adult living inside a bigger master-planned community matters most, Del Webb at Nocatee.

If value and new construction matter most, Del Webb Wildlight.

There is no wrong answer among the five. All are well-built Pulte communities with the Del Webb amenity model. The right one depends on what you want your daily life to actually feel like.

If you are 62 or older, own your Jacksonville home, and have significant equity built up in it, you have almost certainly been told about reverse mortgages. Maybe by a friend, maybe by an ad, maybe by a well-meaning family member.

You have also probably thought, at least once, about just selling and downsizing instead.

These are two very different paths that solve overlapping problems. And the choice between them shapes the rest of your life. So let us compare them the way we compare them with our customers: not to tell you what to do, but to help you see the tradeoffs clearly.

What Each One Actually Is

A reverse mortgage lets you stay in your current home and pull cash out of your equity, either as a lump sum, a monthly payment, or a line of credit. You do not make monthly mortgage payments. The loan is repaid when you sell the home, move out permanently, or pass away.

Downsizing means selling your current home, taking the equity out as cash, and using it to buy a smaller, less expensive home. Whatever is left over is yours to keep.

Both paths unlock the equity you have built. They just do it in completely different ways with very different long-term implications.

Where Reverse Mortgages Make Sense

We see reverse mortgages work well for people whose primary goal is staying put. If you love your current home, your neighborhood, your church, your neighbors, and your routine, and moving would mean losing all of that, a reverse mortgage can be a genuine solution. It converts your equity into usable cash without asking you to give up your life.

They also make sense for homeowners whose current home is already right-sized and well-suited to aging in place. Single-story, low-maintenance, close to family and medical care. If the house works, staying may be the right answer.

Where Downsizing Makes Sense

Downsizing tends to make more sense when the current home is no longer serving the life you actually live. Too big. Too much maintenance. Too many stairs. Too far from the people and places that matter most now.

It also makes sense when the equity you would unlock is significant enough to fundamentally change your financial picture. Selling a $500,000 home and buying a $300,000 home means real cash in hand for retirement, travel, medical costs, or simply peace of mind. A reverse mortgage does not free you from the carrying costs of a bigger home. Downsizing does.

And downsizing preserves options. The next home is yours, free and clear or with a small mortgage. Your family inherits it cleanly. You have not encumbered the largest asset you own.

The Tradeoffs Nobody Talks About

Reverse mortgages have fees. Real ones. Origination costs, mortgage insurance, and interest that accrues over the life of the loan. The balance grows over time, which means the equity available to you or your heirs shrinks. Understanding this is not optional, and this is where working with a HUD-approved reverse mortgage counselor is essential.

Downsizing has transaction costs too. Real estate commissions, closing costs, moving expenses, and the emotional cost of leaving a home you have loved. These are real. They are also one-time.

Neither path is free. Both need to be looked at with clear eyes.

How to Think About the Decision

The question is not really “which is better.” It is “which fits the life I actually want in the next chapter?”

If your answer is “I want to stay here, I love this home, and I just need to unlock some equity to make it work,” a reverse mortgage may be your path. Talk to a HUD-approved counselor before you sign anything.

If your answer is “this home is too much, and I would rather have a smaller, easier life with cash in the bank,” downsizing is probably the right conversation.

Either way, this is a decision worth thinking through carefully, with real numbers in front of you.

Where We Fit In

Moving is stressful under the best circumstances. When you are downsizing after decades in the same home, it is even more so. And unfortunately, downsizing customers are often the ones scam movers target most, because they know empty nesters and seniors are dealing with a lot at once and may not know what to look for.

We do not want that to happen to you or anyone we work with. So here is what we tell our downsizing customers about picking a mover who will treat them, and their belongings, with the care they deserve.

Understand the Three Kinds of Movers

Local movers handle short-distance moves inside a single county or metro area. They are typically regulated by county rules.

Intrastate movers handle longer moves within Florida. In our area that would mean something like Jacksonville to Ocala or Jacksonville to Tampa. These are regulated by the Florida Department of Agriculture and Consumer Services, known as FDACS, and are required to hold an IM number.

Interstate movers handle moves that cross state lines. Jacksonville to Atlanta, or Jacksonville to Charlotte. These are regulated by the federal Motor Carrier Safety Administration, known as FMCSA, and must have a USDOT number.

The distinction matters because verifying a mover’s license means looking in the right place.

Verify the License Before You Do Anything Else

For any intrastate Florida mover, look up their IM number at the FDACS Business License Lookup on fdacs.gov. If they cannot give you a valid IM number, or if what they give you does not match FDACS records, walk away.

For any interstate mover, look up their USDOT number at protectyourmove.gov, which is the official FMCSA site. Same rule. No valid number, no move.

A legitimate mover displays their license number on their trucks, their contracts, and their website. If you cannot find it easily, that itself is a red flag.

Red Flags That Should Send You Running

Cash-only payment demands. A legitimate Florida mover accepts multiple payment methods and provides receipts. Cash-only is a favorite tactic of fly-by-night operators.

No physical Florida address. If the only contact information is a P.O. Box or a phone number, you cannot hold them accountable.

Refusal to give a written estimate. Florida law requires movers to provide written estimates before performing a move. If they will only give you a verbal quote, they are already breaking the rules.

Pressure to book immediately. Reputable movers do not need to strong-arm you into signing today. Scam operators do.

Quotes that seem too good to be true. If three movers quote you $3,000 and one quotes you $1,200, the low quote is almost always the setup for a much bigger bill at the end.

What You Should Get in Writing

Florida law entitles you to specific documents. Insist on all of them before moving day.

A written estimate that details every charge. If the estimate is described as “binding” or “not to exceed,” even better.

An Order for Service that lists what the mover will do and when.

A Bill of Lading, which is the actual contract between you and the mover and a receipt for your belongings. You should get a partially completed copy before the truck leaves your driveway.

Proof of insurance. Florida movers are required to carry cargo and liability coverage. Ask to see it.

What Florida Law Protects You From

This is the part most customers do not know, and it matters. In Florida, it is a third-degree felony for a mover to refuse to release your goods after you have paid the amount stated in your written estimate. Movers cannot legally hold your belongings hostage for additional charges.

If a mover threatens to keep your things until you pay more than the written amount, call law enforcement. Then file a complaint with FDACS at 1-800-HELP-FLA. This is the single most important consumer protection Florida offers, and it exists specifically because this scam is so common.

Pets are family! The dog who has been beside you for twelve years. The cat who has claimed the sunny spot in the front window. The routines you have built around them without even thinking about it.

When downsizing enters the conversation, the pet question comes up quickly. And it deserves more thought than it usually gets.

Here is how we help our customers think it through.

Older Pets and Change

Dogs and cats age like people do. What was a small transition for them at three years old is a much bigger deal at thirteen. A move disrupts their routines, their smells, their sense of territory, and their sense of safety. For senior pets especially, that disruption can show up as anxiety, appetite changes, or physical stress.

That does not mean you should not move. It does mean the move needs a plan that considers the pet, not just the humans.

Questions Worth Asking Before You Commit to a Home

Is the new home single-story or does it have stairs? An older dog with hip issues will struggle with stairs in ways they did not five years ago. If your dog is already slowing down, single-story is not just a nice-to-have. It is a real quality-of-life factor for them too.

Is there a yard, and does it fit the pet you actually have? A tiny courtyard may work perfectly for a small dog. It may not work at all for a Labrador. If the new home has no yard, is there a nearby space where the dog can be walked easily?

Is the community pet-friendly? Some HOA and condo communities have breed restrictions, weight limits, or number-of-pet caps. If pets are part of your family, this is a question to ask early, before you fall in love with a home you cannot actually bring them to.

Is the new neighborhood walkable in a way that works for both of you? A senior owner walking a senior dog needs safe sidewalks, gentle terrain, and shade. Some of the most beautiful Northeast Florida communities are surprisingly hard to walk in.

The 55-Plus Community Consideration

Most Northeast Florida 55-plus communities are genuinely pet-friendly, and many actively welcome them. Del Webb communities, Nocatee, and most master-planned neighborhoods across Duval, St. Johns, Nassau, and Clay Counties all have significant pet populations.

That said, ask the specific questions before you assume. Rules vary community to community and sometimes even within sections of the same community.

The Emotional Side

Some of our customers hesitate to downsize because they worry the move will be hard on their pet. That worry is real and it is loving.

What we have learned watching customers go through it is this. Pets adapt. Usually faster than we expect. The first week or two may be unsettled. Routines, patience, and the same humans they trust get them through. The dog who was anxious for three days is often curled up in a new sunny spot by day ten, acting like the new home has always been theirs.
