Ask most Jacksonville-area empty nesters about active-adult living, and you’ll hear the same one or two Del Webb names come up. Most people are surprised to find out how many there actually are.

Del Webb, built by Pulte Homes, currently has five active-adult communities in and around Jacksonville, spread across Duval, St. Johns, and Nassau Counties. They range from the most established community in the area to brand-new construction still filling in. Same builder, same quality standard, very different daily lives.

Here is the breakdown of all five.

Del Webb Sweetwater (Duval County)

Sweetwater is the oldest and most established Del Webb in Northeast Florida. For downsizers who care about a mature, settled community with a full social calendar already humming, Sweetwater stands out.

Who it fits: buyers who want the Del Webb experience without waiting for it. The amenities are built, the neighborhood is complete, and you can move in on Friday and be in a pickleball league by Tuesday.

Tradeoff to consider: because it’s established, you’re buying resale rather than new construction. Inventory can be tight and turnover moves fast.

Del Webb eTown (Duval County)

eTown is the newer Duval option, part of the larger eTown master-planned area in Jacksonville. Newer construction, newer amenities, and close to the shopping and dining that eTown as a whole is building out.

Who it fits: buyers who want to stay in Duval County, want new construction, and want to be part of a growing area rather than an already-finished one.

Tradeoff to consider: some of the surrounding retail and amenities are still coming online. If you love the feel of a fully-built community, this one is still finding its full shape.

Del Webb St. Johns (St. Johns County)

The St. Johns County Del Webb offering, along the St. Johns River. Established enough to have a real community feel, with the St. Johns County address that means a lot to many buyers.

Who it fits: buyers who want the St. Johns County identity, the river, and a Del Webb community that is beyond its early years.

Tradeoff to consider: St. Johns County pricing has moved up over time, and inventory can be limited depending on the season.

Del Webb at Nocatee (St. Johns County)

Del Webb at Nocatee sits inside the enormously popular Nocatee master-planned community. That means you get the 55-plus Del Webb section, but you also have access to everything Nocatee offers: the Splash Water Park, the Town Center, the trails, the pickleball.

Who it fits: buyers who want active-adult living inside a bigger, buzzier environment. If you want your quiet 55-plus street but also want the energy of a larger master-planned community around you, this is it.

Tradeoff to consider: Nocatee overall is family-heavy and busy, and the combined HOA and CDD costs at Nocatee add up. Worth pricing carefully.

Del Webb Wildlight (Nassau County)

The newest of the five, sitting inside the Wildlight master-planned community in Yulee. Single-story new construction, all the Del Webb amenities, and Nassau County pricing that is often meaningfully more accessible than the two St. Johns options for comparable product.

Who it fits: buyers who want new construction, want value, and don’t need to be in St. Johns County. You’re close to Amelia Island for a beach day and close to Jacksonville for medical and shopping.

Tradeoff to consider: Yulee is still growing, and some of the retail and medical convenience you would take for granted in Ponte Vedra or Nocatee is either newer or still on the way.

How to Choose

If established and settled matters most, Sweetwater.

If new construction in Duval matters most, eTown.

If St. Johns County and river living matter most, Del Webb St. Johns.

If active-adult living inside a bigger master-planned community matters most, Del Webb at Nocatee.

If value and new construction matter most, Del Webb Wildlight.

There is no wrong answer among the five. All are well-built Pulte communities with the Del Webb amenity model. The right one depends on what you want your daily life to actually feel like.
