It’s not too late to address a few home maintenance musts before winter fully sets in. Here’s a list of last-minute tasks to knock out before you go into hibernation mode.

1. Check and clean the gutters one last time. As the last leaves have fallen, take time now to make sure your gutters are completely cleared out. Blockages can create ice dams, which will damage your gutters and prevent proper drainage of water away from your foundation.  

2. Check your furnace. If you have a furnace, replace your filter if you haven’t already, and commit to changing it once a month. A dirty filter will increase your heating costs and reduce the life of your equipment. Home heating systems that aren’t properly maintained may be less than 50 percent efficient. If you can spring for it this year, an inspection done by a licensed professional is always recommended.  

3. Maintain your home’s exterior. Trim back trees and branches that are hanging too close to your home. Seal driveways, brick patios, and wood decks. Look for cracks and gaps around doors, windows, and eaves, and seal them.  

4. Test smoke/carbon monoxide detectors This one is easy to overlook, but takes only a couple seconds: hit the “test” button on your smoke/carbon monoxide detector. If the alarm sounds — you’re good to go. If not, replace the batteries and test again. Replace your smoke detector if fresh batteries don’t result in a proper test.  

5. Consider an energy audit An energy audit can show you how and where your home is using energy, so you can make simple updates to increase your home’s efficiency – saving you money. Home energy audits typically range in cost from $200-$400, and many energy companies offer rebates that make them even more affordable (or sometimes free).

Taking these steps will not only lower your utility costs, but they will protect your largest investment, your home, from the unexpected weather conditions ahead. While the real estate market in general is adapting to new challenges and market conditions, one segment of the market is going strong. Home flipping is boasting its best numbers in 14 years.

The newly released first-quarter 2020 U.S. Home Flipping Report from ATTOM Data Solutions shows that “53,705 single-family homes and condominiums in the United States were flipped in the first quarter. That number represented 7.5 percent of all home sales in the nation during the quarter, up from 6.3 percent in the fourth quarter of 2019 and from 7.3 percent in the first quarter of last year.” Those are the highest numbers since the second quarter of 2006.

The gross profit for home flips across the country also rose over the same time period, to $62,300. “That was up slightly from $62,000 in the fourth quarter of 2019 and from $60,675 in the first quarter of last year,” the report said.

If you’re looking to get in on the flipping trend, here are a few insights:

  • You don’t need to buy a million-dollar fixer. “Homes flipped in the first quarter of 2020 were sold for a median price of $232,000.”
  • Profits will be larger where the home prices are higher. “The highest first-quarter 2020 profits, measured in dollars, were concentrated in the West and Northeast. Among metro areas with enough data to analyze, 13 of the top 15 were in the those regions, led by San Francisco, CA (gross profit of $171,000); San Jose, CA ($165,000); Los Angeles, CA ($145,000); New York, NY ($141,899) and Honolulu, HI ($140,190).”
  • The lowest profits were generally in southern metro areas, such as “Springfield, MO ($20,203); Daphne, AL ($20,650); Raleigh, NC ($21,250) and Durham, NC ($25,000).”
  • Don’t think you have to turn the home around and sell it in 30 days. “The average time to flip nationwide is 174 days.”
  • You don’t need to pay cash upfront for the home, as the percentage of flipped homes purchased with financing in the first quarter of 2020 was 40.5 percent.

Tired of looking out the window at your dull, dormant lawn? A little prep now will give you a green lawn all summer long.

Rake
First things first, gently rake leaves, twigs, and dead grass off your lawn, and remove snow mold if you live in colder climates. This allows air and sunlight to reach down to the grass roots. Avoid power-raking, as hacking away at the ground can damage shallow grasses and good soil.

Weed
Weeds like dandelions, hairy bittercress, common chickweed, and henbit go dormant in winter and re-emerge in the spring. For best results, pull as many weeds as possible by hand or use a hoe. Be sure to get the entire plant, roots and all. If you use a pre-emergent weed killer, make sure it’s a calm day. Wind can spread the chemicals onto plants you don’t want to kill and into waterways you don’t want to pollute.

Aerate
Aerating — making small holes in your soil — lets air, water and nutrients reach the roots of your lawn, encouraging healthy growth. On newer lawns (1-3 years old), aeration is encouraged twice a year, in the spring and fall. After that, you can switch to once a year in the spring. Don’t rake the plugs; leave them on the lawn as topsoil. Mow over them, and they will decompose naturally.

Overseed
Overseeding is the practice of spreading grass seed over your existing lawn. Cover bare and thinning patches of grass using a mix of seed that includes slow-growing and low-growing grasses — fine fescue or centipede grass, for example. Cool-season grasses such as bluegrass and annual ryegrass benefit the most from overseeding.

Water
Watering early in the morning prevents wasteful water evaporation and lets the grass blades dry before evening, which helps prevent insect and disease issues. Watering deeply and less frequently makes the roots stronger and deeper. Soil should be moistened to a depth of 6 inches a couple of times a week. Avoid overwatering, as soggy roots will rot and attract disease and insects. As a test, take an 8-inch screwdriver and push it into the lawn. If it goes in easily, your lawn is moist enough.

Fertilize
Fertilizer helps keep your lawn healthy, so it can resist disease and weeds. Grass often needs more nitrogen, phosphorus, and potassium than the soil naturally provides. Use fertilizer before the heat of summer but avoid fertilizing when the ground is wet, or you risk fertilizer burn.

Mow
When the grass is growing well, it’s time to mow. The proper mowing height will depend on your type of grass, but for good lawn health, follow the “one-third” rule: Never cut off more than one-third of the length of the grass. Mow more often when growth is peaking and back off when grass growth slows. It’s also best to “grasscycle” by leaving the grass clippings on the lawn. They return moisture and nutrients to the soil, so you’ll need less fertilizer.

Top Tips to Make Your Offer Stick

House in HandIt’s that time again, when the real estate market is as hot as the summer sun. Low inventory, multiple-offers, and offers that soar over asking price are great for sellers, not so much for buyers. If you’re looking for an edge to ensure you get the home you want, here are a few tips.

Up your budget
If you’re a first-time buyer looking in a lower price range, you’re in the most competitive market. Getting pre-approved for a little more could move you into a higher price bracket and eliminate some competition. Adding even a few thousand dollars could make the difference, and the change to your monthly mortgage payment will be negligible.

Cut associated expenses
If you’re worried about upping your budget, think of ways to save on associated expenses, and put that money into your mortgage instead. Look for homes without a homeowner’s association. That could save you several hundred dollars per month. Look at areas where you don’t have to pay a toll for your daily commute (or, better yet, where you don’t have to drive at all). Those savings add up.

Watch the contingencies
“Sellers have the upper hand in a multiple-bid situation, and they want offers that are clean and concise,” says NerdWallet. Asking the seller to pay closing costs, purchase a home warranty, or requesting that they make small repairs like fixing a leaky faucet can get your offer thrown in the trash.

Be flexible
In a multiple-offer situation, the seller is looking for the easiest path to closing. The trick is finding out what they really want—beyond the right price, of course. It could be that a shorter closing would do the trick. Or maybe you can offer them the opportunity to rent back until they’re ready to make their move.

Write a letter
Yes, writing a sappy letter to the seller telling them all about you and why you love their home is shameless pandering, but sometimes shameless pandering works. Include a picture and don’t hesitate to include your cute kids or four-legged friends.

4 DIY Things You Can Do to Lower Your Energy Bill This Summer

If you live in a place where summer heat is an issue, this time of year can mean substantially higher energy costs. Here are four low-cost, high-impact changes you can make on your own to save money and keep your home more comfortable this summer.

Clean your window sills
A few seasons worth of dirt and soot can prevent your windows from closing all the way. Even a little air getting in can make your AC less efficient and raise your electric bill. Drafty windows are the top energy leak in a typical home, accounting for up to 25% of a home’s energy loss.
Cost: $0-5 (cleaning spray and paper towels)
DIY level: Easy. You can even make this a chore for the kids!

Install a door sweep
“A common place where air leaks occur is under the door leading from the house to the garage because they are often not as well sealed as doors leading directly to the outside,” says Energy Star. Install a door sweep to seal the gap between the bottom of your door and the threshold to prevent cold air from escaping your home.
Cost: $10-15 (per door)
DIY level: Easy. Use a drill to make holes in the door and screws to attach the sweep.

Caulking Window Frame

Caulk your windows
Window air leakage can be reduced by applying a continuous bead of caulk around the window trim where it meets the wall, at the mitered joints of the trim, and between the trim and the frame. Make sure the caulk is intended for indoor use and can be painted. Using Charlotte, NC as an example, the Department of Energy estimated that the average homeowner could save 14% on heating and cooling costs each year with proper air sealing and insulation.
Cost: $3-5 (caulk)
DIY level: Medium. Caulk can get messy, so go slow.

Check your ducts
Ducts are used to distribute AC and heat throughout houses with forced-air systems “In typical houses, about 20% of the air that moves through the duct system is lost due to leaks, holes and poorly connected ducts.” says Energy Star. “The result is an inefficient HVAC system, high utility bills, and difficulty keeping the house comfortable, no matter how the thermostat is set.” You can check all the ducts you can access, such as those in the attic, crawlspace, or garage. Look for holes and tears, and seal them using mastic or metal tape.
Cost: $5-10 (roll of tape)
DIY level: Medium. It’s just taping, but you’ll likely be dealing with tight spaces and a few creepy-crawlies.

Stop Robocalls

robot-on-phone-smallWe’ve all been there. You’re just sitting down to dinner or your favorite Netflix binge and the phone begins ringing. If you’re like most people, you’ve probably gotten used to screening a lot of calls because so many are robocalls. You know the kind and you know the drill: Political ads and scams. You pick up saying “Hello? Hello?” and then comes that eerie pause which tells you you’re about to hear a pre-recorded message.

It’s a rude waste of your attention, and yet many of us can’t just get rid of our home phone line. While you can ignore the call, often they call multiple times a day or every day of the week at the same time. The problem is widespread.

In early 2013 the FTC held a contest to combat the scourge of robocalls. The winner of that contest was Nomorobo, a free service which can check incoming calls to your phone lines against a massive blacklist database of known robocall sources. If Nomorobo detects a robocall, it screens the call much like the way internet web forms use CAPTCHA graphics to make sure you’re human. If the caller is a bot, the call never makes it to your phone. (Nomorobo will ring your phone once to let you know a call has been blocked.) Bingo! Peace and focus are preserved.

The service is free, but your phone provider must be able to provide a feature known as “Simultaneous Calling.” The Nomorobo website provides a form which quickly allows you to determine if your carrier already provides this service. If not, you can request it be added.
